50 retirement homes, land south of View Road, Cliffe Woods
Permission grantedThe full history, from Medway’s file. Outline permission for 50 retirement homes was refused on 10 November 2017 under MC/16/3742, then allowed on appeal under APP/A2280/W/18/3202264. Reserved matters MC/19/2836 was refused on 17 September 2020 — the scheme councillors threw out as out of character, the round compared in coverage to army barracks. Conditions 8 and 12 were discharged in March 2021 and a second reserved matters application, MC/21/0323, was refused on 28 June 2021. Then, on 10 May 2023, Medway granted full permission under MC/22/1713 for 50 retirement homes as 42 apartments and 8 bungalows, with communal facilities, parking, landscaping and on-site allotments. Checked on 14 September 2026, Medway’s file gives it a permission expiry date of 10 May 2026. No document has been filed on it since 2023 and nothing on the file shows that work started or that its conditions were discharged. Whether the permission was implemented before that date is not shown. The open question on the register is whether it was and if so whether it overlaps the 25 dwellings permitted under MC/24/0279. Until that is settled no homes are counted here, rather than risk counting the same field twice.

- Whether it was implemented before 10 May 2026 and if so whether it overlaps the 25 dwellings under MC/24/0279
- A precedent for scale and design on the edge of the village
